New York City Airbnb Listings 2020 - 2021

The following vizualization discover the current trends of Airbnb listings in New York City during COVID-19 times up until now divided into 2 parts of analysis.

Brooklyn and Manhattan dominates the number of reviews got as an overall with up to 90% out of total percentage reviews received. There is a peak spotted during early 2020 before COVID-19 and another peak after the first wave of COVID-19 around June-July 2021

As of the monthly occupancy pattern, June until August the prominent number of poeple staying in Airbnb, parituclarly in New York. End and early years, also hint a upward of reviews received. Both patter induce high long holiday season in the world and United States.

Across daily reviews pattern, weekends; as expected, indicates the day where people are most likely going on a holiday and stays in an airbnb. Usually the pattern starts during Friday and weakend or decrease Monday or Tuesday.

Above Vizualization depicts Airbnb listings in different neighbourhoods in New York City during 2020 - 2021. The scale legends indicate the level of listings encountered normalised by each population of their Borough. Open spaces , such as Airports , Parks , and Lakes does not have any listings, hence, colored gray. As expected, places near the airport are pretty crowded with listings despite their low populations, neihgbourhoods with high population density, for example, Midtown Manhattan or SoHo Manhattan had relative intermdeiate listings count if normalised with their respective population

Price Charts

The graph depicts differentiated Average Price of Listings, colored by whether the corresponding listings are fully available throughout the year and not. Entire Home or Apt listings had the highest price with the listings all year available are more expensive than that is not fully available. Hotel room shows similar average price between listings fully year available or not around $280 - $310 . Private room , as expected, had the lowest average prices compared to other room types, around $100 - $200 per night.

In this visualisation, we initially capped the price maximum to be 1000 as most of it are categorised as outliers. Manhattan and Brooklyn had the highest overall listings price per night compared to other Borough. There is not much significant trend spotted for Manhattan and Brooklyn beside the price tends to increase slightly during past few months. There seems to be upward pressure for listings in Queens and Staten Island throuhgout the year. During June-July in both 2020 and 2021, spotted higher prices of listings compared to other months, justifies holiday peak season

What Happend to Lisitngs Price (log) with Populations ?

The Bubble chart represent the relation between three variables, namely, Average Listing price in log scale, Total listings in log scale, and Projected population by NYC Government. The purpose on doing logarithm scale is to cover the skewness of the data observation distribution. Not surprising, the bigger the population is (size), the bigger the total Airbnb listings on a certain neighbourhood, vice versa. All five borough seems to have similar average listings price across all neighbourhhod, however, there is spotted an outliers from Staten Island Borough with an average listings price reach $500 - $1000 per night. Listings in Manhattan seems to have a slight higher price compared to other Borough due to its popularity and business district in tourist point of view.

How About The Progression Average Listings Price ?

The second stretchable Bubble chart stressed on the realtion of normal scale average price of NYC Airbnb listings, the progression of time, and the number of reviews each neighbourhood received. In terms of occupancy hinted from the last review date, all five borough had significantly more people staying in Airbnb in 2020 - 2021, despite covid-19, the Airbnb sector does not fall drastically. In addition there is a pattern showing the increase on listings price after covid-19 breakout, or after the year 2020. The number of reviews per neighbourhood are scattered evenly. Interestingly, there are some outliers listings, wehre it had small number of reviews, but listed at very high price, in all of the Borough states. This might justifies the facts that since it was an expensive listings, not many people stayed there, hence, no reviews.
